01 · The parcel
The boundary
The site covers 30,000 m² of hillside with frontage on the road. To the north-east it meets residential blocks already built and occupied, one still under construction; to the west, the wooded slope that falls away toward the canyon. It is one parcel, not several small ones stitched together.
Ibagué is the capital of Tolima, in the central Andes, roughly halfway between Bogotá and the coffee region. The site sits on the city edge, not out in the countryside.

Utility networks reach the district — the neighbouring blocks are connected and in use. The connection point and the capacity available to a new scheme are confirmed by each utility company; that is not something a web page should assert for you.

The size and the road frontage allow very different schemes. What is actually permitted is set by Ibagué’s POT — the municipal land-use plan. What follows are scenarios, not approvals.

What is the price?
It goes out on WhatsApp with the full pack. You negotiate directly with the owner, with no agent’s commission in between.
Can I buy part of it?
The land is offered whole, as a single 30,000 m² parcel. If a portion is what you need, ask — it is a conversation worth having.
What exactly can be built?
Ibagué’s POT decides that, not this page. The POT is the municipal land-use plan: it sets the permitted use and the buildable ratio for each parcel. The schemes listed above are what the size and frontage would allow; confirm the rest with Planeación Municipal.
Are utilities available?
Networks reach the district — the neighbouring blocks are connected and occupied. Availability and the connection point for a new scheme are determined by each utility company, and are worth getting in writing before you commit.
Is the title clean?
The legal position is verified in the certificado de tradición y libertad, the land registry extract, which is handed over for the title search. That document governs, whatever this page says.
Can a foreign buyer purchase land in Colombia?
Yes. Colombian law places no general restriction on foreign ownership of urban land, and the purchase runs through the same notary and registry steps as any other. You will need a Colombian tax ID (NIT or cédula de extranjería) to register, and the funds must enter through the formal foreign-exchange channel. Take your own legal advice before committing — this is orientation, not a legal opinion.
Can payment be staged?
Ask directly, with your proposal. Payment terms are settled with the owner, who is the one who decides.
